combine provided comprehensive support for the project, from the early phase involving the requirements analysis, signing the lease, and user representation through to project management, conceptualization, and design of the new working environments.
14,000 m² office space for 800 employees
In December 2020, Scout24 affiliate ImmoScout24, Germany’s leading online platform for residential and commercial real estate, moved to EDGE Grand Central Berlin in the Europacity development, right near Berlin’s main train station. The Scout24 Group rented nearly 14,000 m² of office space in the new building from project developer EDGE Technologies to accommodate about 800 employees.
The company received advice from Colliers International Deutschland and combine during the process of analyzing its needs and identifying and renting the right property. Combine continued to assist the Scout24 Group in a variety of closely integrated ways even after the lease was signed, from project management and user representation to the interior design of the new working environments, which were to tie in with the firm’s identity.
The result is truly something special to behold, a showcase for flexible, activity-based working environments in one of the most innovative, most sustainable buildings in Germany, if not Europe overall. We’re extremely proud to have done our part with this through the extensive support we provided.

Setting new standards in the office property segment
With the completion of the Grand Central Berlin, project developer EDGE Technologies has set new standards in the office property segment. Spanning about 23,000 m² on nine stories, the property offers diversity in every respect:
Alongside the exclusive office and working space rented by tenants Scout24 and ORACLE, there is also a central dining area and co-working and meeting spaces.
Featuring sustainable green construction and energy efficiency, the building has earned a DGNB Platinum rating, and it is also the first building in Germany to receive the WELL Gold Core & Shell precertification from the International Well Building Institute (IWBI) for its extraordinary conceptual design to create healthier work environments and enhance user well-being.
The IT infrastructure
The IT infrastructure unlocks opportunities for Internet of Things (IoT) applications to enhance comfort, convenience, and efficiency. For example, employees can use the building app to adjust environmental parameters such as lighting, ventilation, and temperature to maximize their personal wellbeing.

When crafting the interior design, combine made sure the aspects of cultural diversity and inspiring contrast that are typical of Berlin were reflected inside as well as outside. The design brings the property’s immediate surroundings into the working world.
