VTG GmbH, one of the leading companies in European rail freight transport, has rented the FLEETYARD in Hammerbrook (City South) as its new headquarters after a structured search and selection process lasting several months. The project development of Hamburger Volksbank offers ideal conditions for modern working environments, which VTG will realize as a single tenant on around 8,900 m².
combine Consulting (requirements analysis and management) and combine Transaction (transaction support) provided VTG with comprehensive advice on the tenant side - from the early phase of requirements analysis and market sounding through to the successful conclusion of the lease agreement.
A holistic consulting approach that convinces
After around 25 years at the Nagelsweg site and against the backdrop of an expiring lease, VTG decided on a new direction. Post-pandemic changes in the requirements for modern working environments, which could only be implemented to a limited extent in the existing building, prompted VTG to sign a lease for a new development in HafenCity Hamburg in 2022. Unfortunately, this project could not be realized, so VTG once again began the search for a new home for its employees. combine provided comprehensive support for this search and selection process. Thanks to the seamless interaction between combine Consulting and combine Transaction, a real estate solution was found in the FLEETYARD within just five months (project start: July 2024) that best met VTG's various multidimensional requirements in terms of functionality, economy and deadlines.


New Home@VTG at FLEETYARD: a new sense of unity
The FLEETYARD, a modern new office building between Mittelkanal and Frankenstrasse, offers VTG a future-proof working environment - in familiar surroundings not far from the current company headquarters. The location in Hamburg's City South ensures familiar commuting routes for employees and excellent connections to the city center and the main train station.
The efficient building structure, which offers a physical platform to strengthen communication and collaboration and also creates informal meeting qualities, was a key factor in the decision.
As the sole tenant of the five office floors of the FLEETYARD, VTG has the opportunity to strengthen the sense of togetherness and develop the intended user and brand experience for existing and future talent. Green inner courtyards and a direct waterfront location round off the inspiring outdoor working environment.

What happens next?
VTG is currently continuing to provide support as part of the user representation and project management for the new building project. The aim is to translate the requirements defined in the preliminary project into structural-technical, design-functional and, last but not least, economic solutions as part of the implementation. The 360° approach practiced by combine is put into practice par excellence in this project, as aspects of interior design and change management are also required in the future.
