combine supports the RAG-Stiftung's new building project with comprehensive client representation and project management

The land for the new "KoA Campus" construction project of the RAG Foundation is located on the site of the Zollverein coking plant and is part of the Zollverein UNESCO World Heritage Site. Over the last few years, the site in the north of Essen has developed into a prestigious location with modern office properties in close proximity to the historic architecture of the coking plant. The new buildings of the RAG-Stiftung, RAG AG and RAG Montan Immobilien are a major showcase for the modern and sustainable use of the historic Zollverein sites.

In order to meet the demand for rental space, to create an attractive range of space for prospective tenants and to achieve an economical use of space by generating an attractive return from the rental income to be generated, further administrative buildings are to be built on the remaining undeveloped plot of land on Kokereiallee. The new building project will initially serve as a capital investment for the RAG-Stiftung, but will also contribute to the long-term, sustainable and World Heritage-compliant use of the Zollverein site.

Against this backdrop, combine was initially commissioned in 2019 to carry out a feasibility study for the property in order to subsequently accompany the entire construction project with comprehensive client representation.

Planning and implementation of the architectural competition

In 2020, an architectural competition was held for the site to be built on at Kokereiallee 20 for a multiple commission with three architectural firms, from which kadawittfeldarchitektur emerged as the winner. The architectural firm is already responsible for the design of the Administration building of the RAG-Stiftung and RAG Aktiengesellschaft.

The current commission includes the building and open space planning for the new administration building. Their areas and functions were described in detail in the area and function program created by combine. The aim of the design and planning was to create a modern and flexible property which, thanks to its user-independent layout, guarantees economic rentability for the client, the RAG-Stiftung.

A "mini-campus" is planned on the site, consisting of three buildings, each with different characteristics. Inside the quadrant, there is a spatially appealing square that will be used by employees for informal exchanges. In order to meet different user requirements, the office layouts of the new buildings are deliberately different from one another. The three buildings will ensure flexibility and reversibility in office use (in addition to the required cellular office structures, open-space or combined office solutions should also be possible) and at the same time support communication, collaboration and encounters between employees.

Our consulting services for obtaining a building permit

The preliminary building application received a positive decision at the end of 2022. In the run-up to this, combine worked with the committees of the Zollverein UNESCO World Heritage Site to further optimize the winning design in line with the planning specifications and to prepare and carry out the preliminary building application. The next stage is now to obtain planning permission. combine was commissioned with the planning for this in May 2023. The aim is to submit the building application by April 2024.
