HANSA Baugenossenschaft eG (HANSA) is one of Hamburg's largest housing cooperatives with around 14,000 members and almost 10,000 apartments that it builds and manages. combine is currently advising HANSA on a new construction project in Drosselstrasse in Hamburg-Barmbek, which includes rental apartments and the cooperative's new office location.

This will replace the previous company headquarters in Drosselstrasse; the second HANSA location in Bornkamp will remain as the location of the management companies. The new office space will provide around 100 employees with a modern, activity-oriented working environment. The move is planned for the end of 2024.

The new office concept means change.

For HANSAemployees, the new working environment also means the introduction of Desk-Sharing and thus a departure from old structures in which there were still permanently assigned workstations. In order to accompany this change process, take concerns seriously, dispel them and prepare for the new, flexible working environment, we have set up a network of representatives with the HANSA project team. In a workshop on activity-based working, the network was introduced to the basics of the “new way of working” with the task of passing on the knowledge gained to all employees.

A working environment with a future.

The planning process for the new working environments was based on the proven combine methodology:

  • It began with a strategic guard rail workshop with the management, in which initial planning parameters and guidelines for the future working environment were defined.
  • The guidelines formed the basis for the subsequent participatory basic and needs assessment as well as the requirements and building analysis
  • combine consultants translated the identified requirements into a floor plan layout with design and occupancy planning and passed this on to the architectural firm carrying out the work
  • A module catalog tailored to the layout was presented to the user representatives in a workshop, who selected the appropriate modules for their areas in a participatory process
  • The user-specific office concept was developed on this basis

HANSA has created a new working environment that does justice to contemporary (collaborative) working structures and office cultures and meets the requirements of an increasingly digital and agile working world. The commitment to greater networking and mobility is also reflected in the orientation of the new HANSA headquarters: After moving into the new office space at the end of 2024, it will become a joint workplace for employees at both locations, a place for efficient and intensive collaboration, particularly along the process chains.
