With HAUSderZUKUNFT, BVK is consolidating its departments, which were previously spread across several buildings, and creating a modern, sustainable working environment. combine is responsible for the spatial implementation and interior design – from concept development using participatory methods to the design of the new office space.

As Germany's largest public-law pension fund group, the Bayerische Versorgungskammer (BVK) is a centre of excellence for occupational and municipal pension schemes. The BVK's new headquarters are currently being built in Munich-Bogenhausen in the TRIDEA office complex, David Chipperfield Architects.

The complex consists of three buildings – two of which are hybrid timber constructions – and offers around 75,000 m² of rental space. In addition to modern offices, publicly accessible amenities such as restaurants, a sky bar, fitness areas and a daycare centre add value to the entire neighbourhood. TRIDEA has already been awarded the DGNB Gold pre-certificate for sustainable office and administrative buildings.

The BVK will occupy around 30,000 m² and thus bring together its teams, which were previously spread across several buildings. The result will be a forward-looking office concept with activity-based space utilisation that facilitates communication, concentration and collaboration in equal measure.

Our holistic approach to space and culture

Since 2023, combine has been supporting BVK as a strategic and operational partner in the development and implementation of new working environments at HAUSderZUKUNFT. The approach follows a structured process that combines spatial, functional and cultural aspects and involves employees in the change process at an early stage.

The first phase focused on developing the new working environments: the existing planning status was reviewed, requirements were validated together with users, and tailor-made floor plans were developed based on this. At the same time, special areas – such as conference zones, training rooms and the IT service desk – were further developed in terms of functionality and adapted to future working methods. A key component was the involvement of department representatives and stakeholders in order to develop user-oriented and economical solutions that are both flexible and standardised.

With tenant fit-out planning set to begin in January 2025, combine will accompany the implementation phase in a second stage until the move-in date. This includes ongoing consultation with the project team, particularly at the interface with the client and the general contractor, quality assurance, and support with tenders, sampling and furnishing decisions. The aim is to ensure a smooth transition to the new working environment.

In addition to the spatial change, combine is also supporting the transition to a modern, flexible and value-oriented way of working. Targeted participation formats created acceptance at an early stage and actively involved the workforce in the process. The proximity to future users is also reflected in the development of the interior design, which brings the organisation's attitude and values to life in the space.

Interior design and layout

At the beginning of 2025, the tenant fit-out planning phase began, which not only involved translating the functional requirements into construction plans, but also defining the design identity of the new BVK working environment. The focus was on the question: How does BVK present itself in its own premises?

The process began with a Look&Feel-Workshopin which the organisation's key identity characteristics were identified. Based on these findings, a design concept was developed in which the BVK CI colours are used to create accents and complemented by natural materials. Elements such as plants, wooden surfaces and soft textures create a warm, authentic atmosphere. Inspiration from the Munich context – such as echoes of pub culture, maypoles and beer gardens – is subtly incorporated into the design, giving the spaces a regional identity without appearing folkloric.

The result is a tailor-made interior design concept that visualises the values of the BVK, provides orientation and allows the balance between continuity and change to be experienced spatially. The final design planning for the office and special areas will be completed in December 2025 – and will form the design framework for the HAUSderZUKUNFT.
